Integrated Design Associates was commissioned by Lammington Investment Holdings Ltd. in mid 2004, to design a new Office Development at No. 33 Cameron Road, Tsim Sha Tsui, Kowloon. The rectilinear site is approximately 16 m x 43m with site area of 703.3 sq.m and maximum permissible G.F.A. of 8439.6 sq.m. The proposed 28 storeys (approximately 115m high) commercial office building comprises 4 shop areas with podium gardens, 20 storeys of offices and sky garden in between the office floors.

The architectural concept is to bring the liveliness of the area into the new development to increase business opportunities. There are amenity features at podium levels and at the sky garden that have similar provisions for a corporate headoffice but are now available to small businesses. The sizes of office floor plates are tailored to market needs as well as offering flexibility for future office planning.
