The overall design strategy is aimed at creating a sustainable working environment for the owner and occupants with emphasis on human comfort, views, efficient space and a strong, recognizable corporate identity. A world-class amenity for a corporate client and community in the 21st Century is also facilitated.

The master grid arrangement creates an orderly relationship between buildings for a better visual clarity and cor¬porate formality. Buildings are juxtaposed to allow distant and near views through the communal garden. Sights of key landmarks such as the Huangpu River, Lupu Bridge and the China Pavilion are fully exploited.

In order to meet the Expo requirements on the control line over the proposed master grid, a sustainable natural ventilated atrium along the street front is introduced. This atrium not only provides a sustainable screen against weather for energy reduction, furthermore to give occupants a place to relax for better productivity. Flexibility in the use of space is achieved by the informal work space like sky gardens, meeting rooms within the atrium.

A permeable main office lobby with 12 metres height generates the feel of openness and space from street through lobby to inner courtyard. Extra office and function areas are extended to the basement one level. These areas are linked to a central naturally-lit break-out space.

The building form and office arrangement are carefully considered. Work stations are located in the maximum 12-metre depth from the source of natural daylight. Thus, a high efficiency rate can reach 80%. The no. of lifts and waiting time not exceeding 30s can also accelerate the occupants’ movement.

The office level is arranged for the owner’s requests specifically by having Club House at L14 and CEO L13 with extra floor height up to 6.5m. Typical office level at 4.5m floor height occupies L3-L12. The 12m-tall doubleheight space (first and second level) is reserved for the grandeur of the lobby.
